Preparation

Before placing your property on the market to let it is important to make sure it is in top condition, this will ensure both the best rent and an early let. Properties in poor condition can take a long time before they are taken. You will need to make sure you comply with all the current legislation and provide the necessary certificates. We are here to help you with this, it can be quite daunting.

You will want to make sure you have really powerful marketing, see opposite, generating lots of interest. We will manage all the enquiries and viewings, prospective tenants will apply online. We will discuss the applications with you, vetting the tenants for you but you will make the final decision.

Tenants

Once we have agreed on who to let the property to, we will draw up the tenancy agreement on your behalf and agree on a handover date, ensuring relevant certificates are in place and the inventory is complete (we always recommend an inventory). The tenant will collect the keys from us and sign the agreement at our offices paying the rent and deposit.
